The market in Northern Virginia has changed and prices are adjusting downwards. This is not a bad market! We are coming back to reality. Buyers were being stretched beyond their income levels and needed to resort to risky loans to purchase a home. Sellers will not see the appreciation of the past few years but in the long run a normal market is good for all homeowners. No more bidding or flipping homes as if they were hot cakes. Now it is the buyer's turn to control the market.

Sellers who need to sell will have to price their homes accordingly but if they've been in their homes for a while they probably have a significant amount of equity and will find this market great for moving up to a larger home at a good price. Most of the builders are offering incentives such as closing cost help and free options. Inventory is high and buyers are taking advantage of the good deals. Interest rates are also low. These incentives may not last long so if you are considering a move you may want to jump in and test the water.
